| Abstract: | This master thesis designs and implements an Early Warning System grounded in Competitive Intelligence principles, targeting medium sized Czech real estate agencies. The system leverages Microsoft Power Automate as a no-code platform for automated collection and dissemination of intelligence signals from publicly available data sources. The thesis defines four Key Intelligence Topics specific to the Czech real estate market and implements six automated workflows covering competitor monitoring, regulatory and legislative changes, macroeconomic signals, and insolvency. The system’s data model is designed to be source-independent: individual sources are bound through adapters that map their data into a shared schema. The system is demonstrated through a proof-of-concept implementation over synthetic data, consistent with the source-independent design. |

| Abstract: | Tato diplomová práce navrhuje a implementuje systém včasného varování (Early Warning System) založený na principech Competitive Intelligence, určený pro střední české realitní kanceláře. Systém využívá platformu Microsoft Power Automate jako no-code nástroj pro automatizovaný sběr a distribuci zpravodajských signálů z veřejně dostupných datových zdrojů. Práce definuje čtyři klíčová zpravodajská témata (Key Intelligence Topics) specifická pro český realitní trh a implementuje šest automatizovaných workflow pokrývajících monitoring konkurence, regulatorních a legislativních změn, makroekonomických signálů a insolvencí. Datový model systému je navržen jako nezávislý na konkrétním datovém zdroji: jednotlivé zdroje jsou připojovány prostřednictvím adaptérů, které mapují jejich data do společného schématu. Funkčnost systému je demonstrována formou proof-of-concept implementace nad syntetickými daty, v souladu s návrhem nezávislým na zdroji. |
