| Abstract: | Bakalářská práce analyzuje vliv vybraných makroekonomických ukazatelů na vývoj cen na realitním trhu v Kraji Vysočina v období let 2010 až 2024. Cílem práce je identifikovat klíčové determinanty cenové hladiny rezidenčních nemovitostí a určit jejich vliv pomocí ekonometrického modelu ARDL v jeho formě s korekcí chyb (ECM). Teoretická část vymezuje specifika trhu nemovitostí a na základě rešerše odborné literatury formuluje transmisní mechanismy mezi makroekonomickým prostředím a cenami bydlení. Empirická analýza se zaměřuje na vliv průměrné mzdy, průměrné hypoteční sazby a počtu dokončených bytů na ceny nemovitostí v regionu. Hlavním závěrem práce je potvrzení statisticky významného negativního vlivu průměrné hypoteční sazby na ceny nemovitostí v Kraji Vysočina, čímž byla verifikována hlavní hypotéza. Výsledky dále prokazují silnou pozitivní korelaci mezi růstem průměrné mzdy a cenami nemovitostí, což potvrzuje dominantní roli kupní síly obyvatelstva při formování poptávky. Vliv nabídkového faktoru v podobě počtu dokončených bytů se v rámci modelu projevil jako statisticky nevýznamný. Přidaná hodnota práce spočívá v aplikaci pokročilých ekonometrických metod na specifická regionální data, což umožnilo zachytit lokální specifika trhu v kontextu celostátních ekonomických šoků. Výsledky poskytují ucelený pohled na faktory determinující dostupnost bydlení v daném regionu a jsou využitelné pro investiční rozhodování i regionální hospodářskou politiku. |

| Abstract: | This bachelor thesis analyzes the impact of selected macroeconomic indicators on the real estate market price development in the Vysočina Region during the period 2010– 2024. The objective of the thesis is to identify the key determinants of the price level of residential real estate and to quantify their effects using an ARDL (Autoregressive Distributed Lag) econometric model in its Error Correction Model (ECM) form. The theoretical part defines the specific characteristics of the real estate market and, based on a review of professional literature, formulates the transmission mechanisms between the macroeconomic environment and housing prices. The empirical analysis focuses on the influence of the average wage, the average mortgage rate, and the number of completed dwellings on the regional real estate prices. The primary conclusion of the study is the confirmation of a statistically significant negative impact of the average mortgage rate on real estate prices in the Vysočina Region, thereby verifying the main hypothesis. Furthermore, the results demonstrate a strong positive correlation between average wage growth and the real estate prices, confirming the dominant role of household purchasing power in shaping demand. The influence of the supply-side factor, represented by the number of completed dwellings, proved to be statistically insignificant within the model. The added value of this thesis is in the application of advanced econometric methods to specific regional data, allowing for the capture of local market specifics in the context of national economic shocks. The results provide a comprehensive perspective on the factors determining housing affordability in the region and are applicable to investment decisionmaking as well as regional economic policy. |
