| Abstract: | Obsahem práce je zkoumání investičních příležitostí v makroekonomickém prostředí ČR se zaměřením na různé druhy investic v oblasti nemovitostí (spekulativní nákup pozemků,komerční nemovitosti, rezidenční nemovitosti). Práce dokresluje aktuální situaci na nemovitostním trhu pomocí statistických dat o výstavbě, realizovaných prodejích, cenách atp. Objasňuje celkový proces developmentu včetně detailnějšího zpracování rizik, které jednotlivé fáze developerského procesu přinášejí. Zároveň poukazuje na možné dopady finanční krize do nemovitostního sektoru. V závěru teoretické části rozebírá jednotlivé finanční ukazatele, které slouží pro posouzení výhodnosti investic a konfrontuje je s mírou rizika. V praktické části pak detailněji zkoumáme konkrétní investiční příležitost do oblasti rezidenční výstavby z pohledu investora disponujícího určitým kapitálem v řádu desítek milionů korun. |

| Abstract: | This thesis contents the evaluation of the different investment oportunities and their risks in the real estate field against the macroeconomic area of the Czech Republic and the current financial crisis (speculative purchase of lands, comercial real estate, residential real estate). The actual situation on the real estate market is described with the help of the statistic data of the current building-up, average prices, interest rates etc. It is targeted on the particular risks, which can appear during the development proces. To each risk is described the instruction how can we handle them. At the end of the theoretical part are specified the singles financial indicators which are most used practically. In the practical part evaluate we the concrete investment oportunity in the residential build-up from the view of developer. |
