| Abstract: | Tato bakalářská práce se zabývá problematikou hypotečních úvěrů dostupných na území České republiky. První část se zaměřuje na teoretické shrnutí obsahující charakteristiku, podmínky získání, možnosti volby nastavení a jiné vlastnosti tohoto specifického bankovního produktu. Analytická část je rozdělena do dvou oddílů, ve kterých bude vystupovat smyšlený modelový subjekt. V prvním oddíle je zmapován český trh hypotečních úvěrů u vybraných bank a na jeho konci vybrána nejvýhodnější varianta pro modelový subjekt dle zvolených parametrů. Také je zde zhodnocena důležitost výběru těchto parametrů. V posledním oddíle další modelový subjekt zváží výhodnost investování pomocí tohoto bankovního produktu do nemovitosti (bytu), ze které očekává po určitou dobu příjmy z pronájmu a poté příjem z prodeje. Cílem bude zjistit, jaká bude za daných předpokladů návratnost investice ve vybraných lokalitách. |

| Abstract: | This bachelor work is concentrated on problems with mortgages, which are available on area of Czech Republic. The first part is focused on theoretical summary which includes characteristics, gaining conditions, possibilities of settings and other features of this specific bank product. The analytical part is divided into two chapters in which a fictional model subject will perform. In the first chapter there is monitored Czech mortgage market by selected banks and at the end of the chapter there will be chosen the most favourable mortgage for the subject according to selected parameters. There is also evaluated an importance of choice of these parameters. In the last chapter there will another model subject judge, how could be profitable to invest in real estate (a flat) with the mortgage support. The subject expects a rental income for given period and after that an income of selling this real estate. The purpose is to find out what the return on investments will be in selected regions according to given conditions. |
