| Abstract: | Práce pojednává o příčinách současné finanční krize. Největší pozornost je přitom věnována dvěma v této spojitosti naprosto zásadním trhům a jejich vývoji v době předkrizové -- americkému trhu nemovitostí a americkému hypotečnímu trh. V rámci analýzy realitního trhu popisuji důvody vzniku cenové bubliny, jejíž splasknutí finanční krizi v podstatě odstartovalo. Co se týče hypotečního trhu, zde se zaměřuji na jeho četná specifika, především pak na rizika spojená s aplikací dezintegrovaného systému úvěrování -- tzv. originate-to-distribute (OTD) modelu. |

| Abstract: | The thesis discusses the causes of the contemporary financial crisis. Most of the attention is paid to two in this context absolutely crucial markets and to their pre-crisis development -- the American real estate market and the American mortgage market. Within my real estate market analysis I describe the reasons for the emergence of the price bubble, the burst of which essentially triggered the financial crisis. Concerning the mortgage market, I focus on its numerous specifics, primarily on the risks related to the application of the disintegrated credit granting system -- so called originate-to-distribute (OTD) model. |
