| Abstract: | Práce se zabývá oceňováním bytového domu na území Prahy 1 a zvyšování jeho efektivity. Cílem práce je vybrat vhodnou metodu oceňování pro tuto nemovitost a určit možné způsoby, jak zvýšit efektivitu domu a tím zvýšit jeho tržní hodnotu a výnosy z pronájmu. Dále jsou v práci popisovány zákony upravující nájemní vztahy. V závěru práce je určena tržní hodnota bytového domu za pomoci moderních metod oceňování nemovitosti. |

| Abstract: | The thesis deals with the evaluation of residential building located in the territory of Prague 1 and increasing its efficiency. The main goal of the thesis is to choose the right method of evaluation for this particular property and to present ways how to increase its efficiency and therefore its market value and revenue from rents. Furthermore, Law related to lease relations are described in the thesis as well. In the end of the thesis the market value is set using modern methods of property evaluation. |
