| Abstract: | Tato práce si klade za cíl porovnat soukromoprávní a daňovou legislativu týkající se transakcí s nemovitostmi v Rakousku a v České republice v roce 2016 a zjistit, zda může být způsob zdanění právních úkonů s nemovitostmi či výnosů s nemovitostmi spojených účinným nástrojem proti neúměrnému nárůstu tržních cen.
V teoretické části této práce jsou analyzovány vybrané statistické demografické a cenové údaje týkající se nemovitostí a také nastíněny aktuální zákonné úpravy platné v obou porovnávaných zemích. Praktická část obsahuje výpočty a porovnání transakčních nákladů a daňového zatížení při koupi a prodeji nemovitosti, která byla využívána k dosažení zisků z pronájmu, porovnání zákonných možností odepisování a výnosnosti investičního bytu v obou zemích. |

| Abstract: | The purpose of this study is to compare tax and civil-law issues concerning property business in Austria and in Czech Republic in 2016 and to investigate the efficiency of the current legislation against the real estate bubble. The theoretical part of this study contains selected demographic and price statistics concerning real estate in both countries and focuses on the description of the existing law currently in effect in both compared countries. The practical part analyses tax and transactions costs that concern property trading and a comparison of possibilities of amortisations and rentability of a rented flat in both countries. |
