| Abstract: | Cílem diplomové práce je zjistit, zda přímá investice do nemovitosti může generovat stabilní pasivní příjem. Práce srovnává dlouhodobý a krátkodobý pronájem bytu prostřednictvím platformy Airbnb z hlediska výnosnosti a podle určené lokality. V úvodu jsou definovány základní pojmy, subjekty a vývoj na trhu nemovitostí včetně predikce. V dalších kapitolách jsou charakterizovány výhody, rizika a ukazatele výkonnosti. Znázorněn je aktuální vývoj hypotečního trhu, možné zdroje financování a konkrétní výběr investičního bytu podle zvolených městských částí. Závěrečná část analyzuje a srovnává výsledky jednotlivého typu pronájmu a stanovuje doporučení. |

| Abstract: | The aim of this thesis is to find out whether direct investment in real estate can generate stable passive income. The thesis compares the long-term and short-term rental of an apartment via the Airbnb platform in terms of profitability and location. The introduction defines the basic concepts, subjects and developments in the real estate market, including the prediction. In the next chapters, the benefits, risks and performance indicators are characterized. It shows the current development of the mortgage market, possible sources of financing and concrete selection of the investment flat according to selected urban areas. The final part analyzes and compares the results of the individual lease type and sets out recommendations. |
