| Abstract: | Diplomová práce se zabývá vývojem trhu rezidenčních nemovitostí a jejím cílem je zanalyzovat současnou situaci tohoto trhu na území hlavního města Prahy. Odhaluje klíčové faktory, které vedly k současnému množství bytů, jejich stavu a podoby, ceny a vlastnické struktury. Na základě zjištěných informací nastíní možný budoucí vývoj a poskytne doporučení ke zvýšení kvality a dostupnosti bydlení. Analýza vychází z historických dat za posledních 70 let, které odhalují vývojové tendence u rezidenčních nemovitostí. Tento vývoj byl částečně ovlivněn změnami na hypotečním trhu ČR, jehož vliv je zkoumán v samostatné kapitole. Hlavním přínosem této práce je zkoumání reálných projektů, ke kterým byla poskytnuta data odborníky z praxe. |

| Abstract: | This Diploma thesis focuses on residential real estate development with its aim to analyse the current situation of the residential market in the capital city of Prague. It reveals the key factors that affected the current amount of apartments, their current state and form, price and ownership structures. Based on the theoretical framework, it summarizes possible future development and provides recommendations for the improvement of quality and reachability of habitation. The analysis is based on historical dates in last 70 years, which reveal developmental trends of residential real estates. This development was partially influenced by changes in the mortgage market in the Czech Republic, whose impact is described in a separated chapter. The key benefit of this Thesis is the research of real projects, whose data was provided by experts and practitioners.Key |
