| Abstract: | Cílem této práce je pomocí kvantitativní metody zkoumat vliv demografických proměnných na cenu nemovitostí v České republice. Aktuální vzrůstající ceny nemovitostí vybízí k otázce, zdali za tímto cenovým vývojem lze hledat vliv demografických charakteristik obyvatelstva. Ke zkoumání této problematiky byla použita regresní analýza za pomocí faktorové analýzy, která umožňuje zachytit významné kohorty obyvatelstva na území České republiky a která umožnila abstrahovat od jiných, v čase více dynamičtějších, proměnných. Výsledky práce v souladu se zahraničními studiemi potvrzují významný vliv demografické a socioekonomické struktury obyvatelstva na cenu nemovitostí na základě dat z posledního sčítání lidu. |

| Abstract: | The aim of this bachelor thesis is to examine the influence of demographic variables on real estate prices in Czech Republic by using quantitative methods, due to recent development in such prices and uprising question, if demographic structure should be closely look at when examining these prices. Factor analysis was used to stratify population into cohorts which then were used as input for regression analysis. This method allowed us to examine influence of demographic variables separately out of other more dynamic variables. Results confirm dominant influence of demographic and socioeconomic structure of population on house prices based on last census data. |
