| Abstract: | Tato diplomová práce je zaměřena na oceňování nemovitostí, konkrétně na rezidenční nemovitosti. Cílem práce je ocenění typické rezidenční nemovitosti jak tržním způsobem (porovnáním), tak administrativním způsobem oceňování, zhodnocení dosažených výsledků a jejich komparace. Dílčím cílem práce je analýza rezidenčního trhu a jeho stručná prognóza s důrazem na nemovitosti hromadného bydlení. Práce je členěna do dvou částí. V první části jsou vymezeny teoretické pojmy, metody oceňovaní a specifikace rezidenčního trhu. V praktické části je pak identifikace předmětu ocenění, samotné ocenění uvedenými metodami a následně analýza a stručná prognóza rezidenčního trhu |

| Abstract: | This diploma thesis is focused on real estate valuation, specifically housing properties. The main aim of this thesis is valuation of a typical residential real estate. Market method (comparison) and administrative method are used in this thesis. The results collected by these methods are evaluated and compared accordingly. The partial aim of the thesis is an analysis of the residential market and its brief prognosis with an emphasis on housing properties. The thesis is divided into two parts. The first part defines theoretical terms, valuation methods and the specification of the residential market. In the practical part, the subject of valuation, valuation and the subsequent analysis and brief prognosis of the residential market are identified and discussed. |
