| Abstract: | Cílem této diplomové práce je provést komplexní zpracování procesu investice do nemovitosti. Teoretická část se detailně zabývá jednotlivými částmi procesu investice do nemovitosti včetně výběru vhodné investiční strategie, ocenění nemovitosti, výběru vhodného financování a rizikové analýzy. Praktická část získané poznatky demonstruje na dvou příkladech z různých měst. V diskusi a závěru práce je následně provedeno shrnutí daného tématu a dále jsou detailně rozebrány aktuální poznatky týkající se nemovitostního trhu s přihlédnutím k aktuálnímu stavu hospodářského cyklu. |

| Abstract: | The aim of this diploma thesis is to carry out comprehensive processing of a real estate investment. The theoretical part thoroughly defines respective stages in the real estate investment process that includes choosing appropriate investment strategy, property appraisal, selecting appropriate method of financing, and risk analysis. The practical part applies the theory to two properties in varying locations. The argument of this work is then summarized with conclusion, which further includes findings regarding the real-estate market that were thoroughly analyzed while considering the current economic cycle. |
