| Abstract: | Tato bakalářská práce se zabývá současným vývojem hypotečního úvěrování v České republice. Pozornost je věnována vývoji nově poskytnutých hypotečních úvěrů, u kterých analyzujeme vliv jednotlivých makroekonomických ukazatelů. Práce je složena ze tří hlavních částí. Teoretická část definuje a charakterizuje základní pojmy, především hypoteční úvěr, jeho historický vývoj a rozdělení. Také popisuje hlavní legislativní změny a možnosti státní podpory. V praktické části jsou představeny zvolené determinanty a je nastíněna klíčová úprava napozorovaných dat. Hlavní část bakalářské práce se zabývá regresní analýzou a konstrukcí regresního modelu časových řad. Závěreční model obsahuje čtyři signifikantní ukazatele ovlivňující objem hypotečních úvěrů, kterými jsou míra nezaměstnanosti, hrubý domácí produkt, úroková míra a bytová výstavba. Model je dále specifikován, testován a vyhodnocen jako statisticky významný. |

| Abstract: | This bachelor´s thesis deals with the current development of the mortgage lending in the Czech Republic. The attention is paid to the development of newly provided mortgage loans where we analyse the impact of the individual macroeconomic indicators. The thesis consists of two main parts. The theoretical part defines and characterizes the basic concepts, especially the mortgage loan, its historical development and its division. It also describes major legislative changes and the possibilities of state support. In the practical part, the selected determinants are presented and the key modification of the observed data is outlined. The main part of the bachelor´s thesis is focused on the regression analysis and the construction of the regression model of time series. The final model includes four significant indicators affecting the volume of mortgage loans, such as the unemployment rate, gross domestic product, interest rate and housing construction. The final model is specified, tested and evaluated as statistically significant. |
