Abstract: | The diploma thesis is focused on the price development of the residential market in the Czech Republic between 2000 and 2017 specially on the real estate markets in Prague and Zlín region. This development is analyzed by comparison with the fundamental factors of demand and supply side of the real estate market. The price bubble identification on the residential market is realized by using the Hodrick Prescott filter. The conclusion of the thesis is devoted to the comparison of the price development in the housing market with the Baltic state of Lithuania. The observed results indicate a faster growth rate of the housing prices in Czech Republic which do not correlate with analyzed fundamental factors especially in the Prague market where the price bubble is identified at the end of the monitored period. |
