| Abstract: | Bakalářská práce se zabývá vytvořením podnikatelského plánu na koupi bytu za účelem pronájmu a porovnáním pronájmu krátkodobého a pronájmu dlouhodobého. Hlavním cílem práce je zhodnotit obě varianty pronájmu a určit pro tento podnikatelský záměr variantu vhodnější. Tato bakalářská práce obsahuje dvě části, teoretickou a praktickou. Teoretická část je zaměřena na charakteristiku a strukturu podnikatelského plánu, praktická pak na jeho vlastní tvorbu. Byla provedena analýza trhu, analýza rizik a SWOT analýza. Byl vytvořen finanční plán, vypočtena rentabilita investice a doba návratnosti. V závěru práce jsou obě varianty pronájmu zhodnoceny. |

| Abstract: | The bachelor thesis focuses on creating a business plan for the purchase of an apartment intended for rent and comparing short-term and long-term rental options. The main aim of the thesis is to evaluate both options and to determine the more suitable one for this business plan. This bachelor thesis consists of two parts, theoretical and practical. The theoretical part is focused on the characteristics and the structure of the business plan, practical on its own creation. Market analysis, risk analysis and SWOT analysis were performed. Financial plan was created and profitability and payback period were calculated. At the end of the thesis both rental options are evaluated. |
