| Abstract: | Diplomová práce na téma „Pronájem nemovitostí“ má za cíl představit komerční pronájem nemovitostí, a to se zaměřením na některá účetní a daňová specifika spojená s tímto druhem podnikání. V první části je práce zaměřena na představení realitního trhu a řešení financování pořízení pronajímané nemovitosti. Další část práce je navázána na nájemní vztah, tedy nájemné, kauce, pobídky v nájemních vztazích a řešení provozních služeb. Poslední část se týká technického zhodnocení se zaměřením na technické zhodnocení vyplývající z nájemního vztahu. Jedná se o technické zhodnocení provedené nájemcem na najaté věci. |

| Abstract: | The diploma thesis on topic „Rental of real estate“ has a goal to present commercial rental of real estate with focus on certain accounting and tax specifics connected to this type of business activity. In the first part, the thesis is focused on presentation of real estate market and financing of real estate purchase. The second part of the thesis is connected to the lease contract, therefore rent, deposit, incentives in rental relationships and solving of service charges. Last part is connected to technical improvement focusing on technical improvement connected to lease agreement. This means technical improvement made by tenant on leased real estate. |
