| Abstract: | Diplomová práce se věnuje analýze vývoje na trhu nemovitostí určených k bydlení a na trhu hypotečních úvěrů v České republice. Součástí práce je i rozbor reakce České národní banky a její makroobezřetnostní politiky na vývoj situace na těchto trzích. První kapitola práce vymezuje specifika trhu rezidenčních nemovitostí, účastníky trhu a především faktory, které determinují ceny těchto nemovitostí. Druhá kapitola práce definuje hypoteční úvěr a hypoteční trh. Věnuje se dopadům legislativních změn, státní podpoře bydlení a makroekonomickým faktorům, které hypoteční trh ovlivňují. Poslední část práce je zaměřena na analýzu makroobezřetnostní politiky České národní banky. |

| Abstract: | The diploma thesis deals with the analysis of the development of the residential real estate market and the mortgage market in the Czech Republic. Part of the thesis also focuses on the reaction of the Czech National Bank and its macro-prudential policy to the development of the situation on these markets. The first chapter describes the characteristics of the residential real estate market, market participants and, above all, the factors that determine the prices of these properties. The second chapter defines the mortgage loan and the mortgage market. It deals with the impacts of legislative changes, state housing support and macroeconomic factors affecting the mortgage market. The last part of the thesis is focused on the analysis of the macro-prudential policy of the Czech National Bank. |
