| Abstract: | Bakalářská práce se zaměřuje na analýzu pronájmů prémiových bytů v Praze. Cílem práce je analyzovat pomocí popisné statistiky běžné parametry bytů, jako je obytná plocha bytu, nájemné za m2 obytné plochy, dispozice, městská část a vývoj nájemného. Mimo tyto běžné parametry byly sledovány neobytné venkovní prostory a stav bytu. V další části je prováděna analýza dispozice bytu s parametry obytné plochy, nájemného za m2 obytné plochy a výše nájemného. V této části jsou porovnávány dva typy bytů. Byty se samostatnou kuchyní a s kuchyňským koutem. Porovnávání těchto typů je vždy prováděno na dvojici dispozic bytů se stejným počtem pokojů. Analýza je prováděna pomocí testu o rovnosti středních hodnot a grafické vizualizaci dat. Hlavním přínosem této práce je popis stavu realitního trhu pronájmů prémiových bytů v Praze. |

| Abstract: | This bachelor thesis focuses on the analysis of premium apartment rentals in Prague. The aim of the thesis is to analyze common parameters of flats, such as the living area of the flat, rent per m2 of living space, layout, city district and rent development over time, using descriptive statistics. In addition to these common parameters, non-residential outdoor areas and the condition of the flat were also monitored. In the next part, the analysis of the layout of the flat with the parameters of the living area, the rent per m2 of the living area and the total rent amount is carried out. This section compares two types of apartments. Apartments with separate kitchen, and with a kitchenette. Comparing these types is always done on a pair of apartment layouts with the same number of rooms. The analysis is performed using a test of equality of mean values and graphical data visualization. The main benefit of this thesis is a description of the real estate market of premium apartments rentals in Prague. |
