| Abstract: | Tato bakalářská práce si klade za cíl zhodnotit investiční projekt nákupu nemovitosti na hypoteční úvěr a následné pronajímání této nemovitosti dvěma různými způsoby. V teoretické části je práce zaměřena na problematiku investic a jejich vyhodnocení se zaměřením na specifika pro realitní trh. Praktická část se za pomocí reálných dat a poznatků z teorie zaobírá stanovením peněžních toků a vyhodnocením obou variant. V závěru této bakalářské práce je provedeno shrnutí všech poznatků a je zde také prezentováno rozhodnutí s odůvodněním, která z variant je vhodnější pro realizaci. Za vhodnější je označena varianta dlouhodobého pronájmu s přihlédnutím k rizikovosti plynoucí z legislativního prostředí pro krátkodobé pronájmy. |

| Abstract: | The goal of this bachelor thesis is to evaluate real estate investment which is purchase of real estate in Prague with following intention to rent this property. Theoretical part is conclusion of overall knowledge regarding to investment science with focus on real estate market. In the practical part you can find two different versions of rental options, each of them is described and underlaid with cash flow streams in long term investment horizon. The conclusion includes comprehensive findings of evaluation and the last paragraph of thesis is fill up with recommendations for potential investor which of the two investment version is more suitable for realization. The final decision is to prefer the long term rental. The main reason for this conclusion is legislative risk of the short term rental. |
