| Abstract: | Tato bakalářská práce se zabývá real estate developmentem a možnostmi jeho financování. Hlavní důraz je kladen na princip juniorního financování, produkty juniorního financování, využití junior úvěrů v různých stádiích projektů a jejich výhody a nevýhody. Práce popisuje i aktuální stav na trhu kolektivního investování v ČR, které je také spjato s investováním do real estate developmentu a nemovitostí obecně. Práce se snaží problematiku juniorního financování přiblížit na příkladu z praxe, který poskytuje náhled na hodnocení žádostí o junior loan z pohledu věřitele. Výsledkem práce je vyhodnocení předkládaného investičního záměru a doporučení pro možnou investici. |

| Abstract: | This bachelor thesis deals with real estate development and its financing options. The main emphasis is on junior financing, junior financing products, use of junior loans in different stages of development project and its pros and cons. This thesis also describes current state of collective financnig in Czechia, which is associeted with investing in real estate development and real estate in general. This thesis is trying to give a closer look into junior financing through actual case of junior loan application from creditor point of view. The result of this work is evaluation of this investment plan and recommendation for possible investment. |
