| Abstract: | Tato diplomová práce se zabývá analýzou trhu s byty a problematikou tvorby cenových map bytů. Práce je rozčleněna do pěti hlavních kapitol. Úvodní kapitola je věnována popisu základních pojmů spojených s trhem nemovitostí. Druhá kapitola se zaměřuje na charakteristiku trhu nemovitostí, evidenci nemovitostí a determinanty působící na nabídku a poptávku na trzích s byty. Třetí kapitola vytváří metodologický základ pro tvorbu cenových map bytů. Zbývající kapitoly využívají teoretické poznatky k vlastní analýze trhu s byty a tvorbě cenové mapy bytů pro vybrané sídlištní části města Chomutova. |

| Abstract: | This diploma thesis focuses on a residential real estate market analysis and a real estate price mapping. The thesis is divided into five main chapters. The first chapter contains basic definitions related to the real estate market. The second chapter describes the fundamental characteristics of the real estate market, historical and current policy of real estate registration in cadastre of real estate in the Czech republic and the main price determinants of residential real estate demand and supply. The third chapter introduces a basic metodology for mapping of transaction prices of residential premises. The remaining chapters utilize the theoretical knowledge to analyse the residential real estate market in Chomutov. The findings are used to create a map of average transaction prices of residential real estate with primary focus on apartments in selected housing development areas in Chomutov. |
