| Abstract: | Bakalářská práce se zabývá zhodnocením současné situace na hypotečním trhu z pohledu změn zavedených Českou národní bankou. V úvodní části je definován úvěr, detailně popsán úvěrový proces a vymezen hypoteční úvěr z hlediska bankovních produktů. Následně navazuje kapitola týkající se již samotného tématu hypotečních úvěrů, která se zabývá charakterizováním hypotéky ze všech možných úhlů, například kdo je oprávněn ji poskytnout, jaké typy existují, legislativní vymezení a historický vývoj. Poslední kapitolou je kapitola aplikační, kde dochází k posouzení hypotečního trhu v uplynulých dvou letech, kdy došlo k zavedení podstatných změn Českou národní bankou. Hodnocení je provedeno formou diskuze experty a rozhovorem se senior hypotečním poradcem. |

| Abstract: | This bachelor thesis deals with an evaluation of the current situation in the mortgage market from the perspective of the changes introduced by the Czech National Bank. In the introductory part there is credit defined and described in detail, such as, credit processes and defining mortgage loans from the point of view of bank products. Subsequently, there is a more detailed chapter on the topic of mortgage loans, which deals with the characterization of mortgages from all possible angles, for example who is entitled to provide it, which types exist, and the legislative definition and historical development of the products. The last chapter is the application chapter, where the mortgage market is evaluated over the past two years, in which substantial changes have been introduced by the Czech National Bank. The evaluation incorporates a discussion by experts and an interview with a senior mortgage adviser. |
