| Abstract: | Diplomová práce se zabývá tématem vývoje hypotečního trhu ČR v kontextu nedávných regulatorních opatření ČNB. V úvodní části se práce zabývá vývojem na nemovitostním a hypotečním trhu v posledních pěti letech. V následujících kapitolách se diplomová práce věnuje rizikům pozorovaným regulátorem na trhu hypotečních úvěrů a nástroji, které ČNB k omezení těchto rizik používá. Poznatky z těchto kapitol jsou následně použity ke kvantitativní analýze dopadu těchto nástrojů na objem nových hypoték a zprostředkovaně také na vývoj cen nemovitostí. |

| Abstract: | This diploma thesis deals with current issues on the Czech mortgage market with regard to the recent regulatory measures proposed by the Czech nation bank. In the first part, development of the Czech residential property and mortgage market is examined. In the following chapters, risks associated with the recent development of the residential property and mortgage market as well as regulatory measures imposed by the Czech national bank are introduced. Building on this, a quantitative analysis of the impact of these regulatory measures on the mortgage market, and house prices, is conducted in the last part of this thesis. |
