| Abstract: | Tato práce má za primární cíl vytvořit metodiku výpočtu objemových indexů nemovitostí a seznámit čtenáře s jednotlivými postupy výpočtu těchto indexů, a to od počáteční fáze získání dat, související analýzy a odvození metodiky, až po konečnou fázi zveřejnění. Výsledná metodika bude využívána v praxi Českým statistickým úřadem, který bude tento index odhadovat ve spolupráci s Českou národní bankou a Českým úřadem zeměměřickým a katastrálním. Na základě týchž dat bude dále vytvořen kvalitativně nový váhový systém, který bude v praxi ČSÚ využíván při výpočtu indexů cen nemovitostí, a v práci bude také zahrnut postup jeho pravidelné aktualizace. Součástí práce bude rovněž analýza dat s cílem možného zkvalitnění současných postupů výpočtů cenových indexů nemovitostí. |

| Abstract: | The main aim of this thesis is to create the methodology of a quantum index of real estate. In the thesis, every single phase during the index calculation will be introduced, from data obtaining and cleaning, to the derivation of methodology until the final phase of publication. The final methodology will be used in practice by Czech Statistical Office, which will estimate this index in cooperation with Czech National Bank and Czech Administration of Land Surveying and Cadastre. Based on the same dataset, qualitatively new weight system will be created, which will be used by Czech Statistical Office to calculate the Property Price Index, furthermore, the system of periodical actualization will be described. Also in order to improve the current methodology of Property Price Index calculation, detailed data analysis will be made. |
