| Abstract: | Diplomová práce se zabývá analýzou trhu s rezidenčními nemovitostmi v závislosti na vývoji klíčových makroekonomických ukazatelů ve vybraných zemích Evropské unie. Cílem práce je tuto závislost nalézt a zhodnotit ji na základě dat o vývoji HPI, HDP,příjmů, inflace, nezaměstnanosti a úrokových sazeb mezi lety 2005-2018. Práce rovněž zkoumá závislosti mezi jednotlivými trhy a zabývá se otázkou dostupnosti bydlení. Práce nejprve poskytuje základní teoretický rámec, ve kterém čtenáře seznamuje s problematikou rezidenčního trhu a je uvedena do kontextu dosavadního výzkumu. Praktická část začínající metodikou je věnována samotnému výzkumu, během kterého byla využita především korelační a regresní analýza. |

| Abstract: | The thesis deals with the analysis of residential real estate market in relation to the development of key macroeconomic indicators in selected European Union countries. The aim of this work is to find the links and evaluate them based on HPI, GDP, income, inflation, unemployment and interest rates data between 2005-2018. The thesis also examines the correlation between individual markets and deals with the issue of housing availability. The thesis first provides a basic theoretical framework, introduces the specification of the residential market and its issues and moreover explains the role of this thesis in the context of the previous research. The practical part, starting with the methodology and data introduction, is devoted to the research based mostly on correlation and regression analysis. |
