| Abstract: | V této diplomové práci jsou analyzovány determinanty ovlivňující nabídkovou cenu bytů ve všech krajských městech České republiky s výjimkou Prahy. Na základě dat o 884 nabízených bytech z přelomu května a června 2019 byly v práci sestaveny dva modely. První model byl zkonstruován pro ověření předpokladu, že proměnná město bude statisticky významná stejně jako u ostatních autorů. Druhý model nahrazuje proměnnou město jeho charakteristikami, čímž došlo k vysvětlení velkých rozdílů nabídkových cen bytů v jednotlivých městech. Jako nejvýznamnější proměnné patřila podlahová plocha bytu, typ vlastnictví nebo rekonstrukce daného bytu. Z charakteristik města pak nejvíce ovlivňovala cenu nezaměstnanost daného města, v němž byl byt nabízen k prodeji. |

| Abstract: | This thesis analyzes the determinants affecting the price of apartments in all regional cities of the Czech Republic except Prague. On the basis of data on 884 offered apartments at the turn of May and June 2019, two models were compiled. The first model was designed to verify the assumption that the variable city would be statistically significant as with other authors. The second model replaces the variable city with its characteristics, which explains the large differences in the offer prices of apartments in individual cities. The most important variables were the floor area of the flat, the type of ownership or reconstruction of the flat. Of the characteristics of the city, the most influenced price was unemployment of the city in which the apartment was offered for sale. |
