| Abstract: | Diplomová práce se zabývá problematikou investování do nemovitostí v České republice. Prvním cílem je charakterizovat trh nemovitostí, faktory, jež ho ovlivňují a mechanismy fungování trhu. Samostatná kapitola je věnována jak analýze vývoje poptávkových a nabídkových faktorů na nemovitostním trhu, tak i trhu komerčních nemovitostí jako celku a jeho dílčím segmentům z investičního hlediska. Druhým cílem je vysvětlit postup investora v podobě developerské a/nebo investiční společnosti při procesu investování do komerční nemovitosti a s tím spojených specifik na území České republiky. V rámci případové studie dochází k propojení teoretických poznatků s praxí prostřednictvím příkladu skutečného procesu ohodnocení investice do komerční nemovitosti. |

| Abstract: | This master thesis deals with the issue of investing in real estate in the Czech Republic. Firstly, the aim is to characterize the real estate market, factors that affect it and its mechanisms of functioning. A separate chapter is devoted to the analysis of both historical development of the demand and supply factors on the real estate market, and the commercial real estate as a whole and its individual segments from an investment point of view. Secondly, the aim is to describe the approach of the investor in form of a development and/or investment company in the process of investing in commercial real estate and the associated specifics in the Czech Republic. The case study then links theoretical knowledge and practice through the real process of evaluating of an investment in commercial real estate. |
