| Abstract: | Dostupnost bydlení v České republice je v posledních letech společensky velmiprobíraným tématem. Důvodem jsou neustále rostoucí ceny a otázka dostupnostinemovitostí pro různé věkové skupiny občanů.Hlavním cílem bakalářské práce je analýza cen nemovitostí v komparaci s průměrnoumzdou v krajských městech České republiky ve sledovaném období mezi lety 2001 až 2018.Je určena vzorová nemovitost - byt, u kterého je stanovena obytná plocha 65 m2a rodinnýdům se stanovenou obytnou plochou 755 m3. Po výpočtu cen vzorových nemovitostí dlekrajů v komparaci se sledovanou průměrnou mzdou z každého kraje docházíme k cenovémuindexu. Index tedy vyjadřuje dostupnost bydlení, pokud budeme financovat nemovitostpouze z vlastních zdrojů.Prvním cílem bakalářské práce je celkový přehled, který pojednává jak moc jepořízení nemovitostí na nemovitostním trhu v průběhu let 2001 – 2018 v České republicedostupné. Druhým cílem je potvrzení nebo vyvrácení hypotézy, zda doba na pořízenívzorové nemovitosti z průměrného příjmu se ve zkoumaném období prodlužuje nebozkracuje.Hypotéza nebyla potvrzena z důvodu stále se zlepšující situace po roce 2008 v celéČeské republice. Pokud se však zaměříme na jednotlivé kraje, dojdeme tak k potvrzeníhypotézy u šesti a k vyvrácení u tří krajů. U zbylých pěti krajů není možné potvrdit či vyvrátithypotézu z důvodu nepotvrzení jedné ze vzorových nemovitostí. |

| Abstract: | The availability of housing in the Czech Republic has been a socially discussed topicin recent years. The reason is the constant price increase and the aspect of the availability ofreal estates for different age groups of citizens.The main goal of the bachelor's thesis is the analysis of real estate prices incomparison with the average wage in regional cities of the Czech Republic in the periodbetween 2001 and 2018. A sample property is defined as a flat with a living space of 65m2 and a family house with living space 755 m3. After calculating the prices of sample realestate by region in comparison with the average wage from each region, we get the price index. The index therefore expresses the availability of housing if we finance the property from our own resources only.The first goal of the bachelor's thesis is a general overview that describes how is thereal estate purchase available on the real estate market in the Czech Republic during theyears 2001 - 2018. The second objective is to confirm or refuse the hypothesis whether thetime to purchase a sample property financed from average income is prolonging orshortening in the reviewed period review.The hypothesis was not confirmed due to constant improvement of the situation after2008 in the whole Czech Republic. However, if we focus on particular regions, we can confirm the hypothesis in six regions and refuse it in three regions. For the remaining fiveregions, it is not possible to confirm or refuse the hypothesis due to the disprove of one ofthe sample properties. |
