| Abstract: | Diplomová práce „Analýza investičních příležitostí do nemovitostí na trzích České republiky“ je zaměřena na přímé investování do nemovitostí, ale zabývá se i nepřímou formou investování do nemovitostí skrze realitní fond. Úvodní část práce je věnována investování do nemovitostí z obecného úhlu pohledu. Jsou zde informace týkající se investování a analýzy realitního trhu včetně investování do nemovitostí. Následující část práce pojednává o analýze nemovitostí v různých částech České republiky zaměřené na Prahu a o nákladech a výnosech z nemovitostí. Další část práce je zaměřena na srovnání možnosti investování do nemovitosti s jinou variantou investování do reálných aktiv. Pro porovnání bylo vybráno zlato, jako jedno z nejběžnějších zástupců reálných instrumentů. Poslední část práce zahrnuje informace o vybraném realitním fondu, který představuje nepřímou formu investování do nemovitostí. Cílem práce je zhodnotit jednu z možností investování do reálných aktiv – investování do nemovitostí. |

| Abstract: | The diploma thesis “Analysis of investment opportunities in real estate in the markets of the Czech Republic” is focused on direct investment into real estates, but it will also concern with indirect investment into real estate through a real estate fund. In the introduction there is a description how to invest into the real estate in general point of view. Here is introduction to investment, real estate market analyses and introduction to investment into real estate. The next section is focused on real estate analyses in Czech Republic focused on Prague and about expenses and gains from real estate. The next part of thesis is comparison of investment into real estates and other investment instrument into real assets. Gold was chosen for comparison as one of the most common representatives of real instruments. The last part is about real estate fund, which represents the indirect form of investing. The main objective of this thesis is to evaluate one of investment possibilities into real assets – real estate investment. |
