| Abstract: | Bakalářská práce se zabývá výskytem spekulativních bublin na nemovitostních trzích. První část je věnována teorii spekulativních bublin, jejich definici, druhům, fázím vývoje a detailnějšímu pohledu na některé již proběhlé bubliny. Ve druhé části práce se věnuji vývoji cen na nemovitostních trzích v České republice, s užším zaměřením na Prahu, a porovnávám je s makroekonomickými ukazateli, abych zhodnotila jejich vývoj před nemovitostní krizí v letech 2005–2008 s aktuálním vývojem na trhu. |

| Abstract: | This bachelor thesis deals with the occurrence of speculative bubbles in the real estate market. The first part of the thesis focuses on the theory of speculative bubbles, their definition, types, stages of development, and more detailed looks at some of the bubbles that have already taken place. The second part of the thesis deals with the development of prices on the real estate market in the Czech Republic, especially in Prague, from 2005 to 2020. The results are compared with macroeconomic indicators before the real estate crisis from 2005 to 2008 with current development in the market. |
