| Abstract: | Bakalářská práce se zabývá vývojem hypotečního trhu v České republice. Cílem práce je provést analýzu dopadu legislativních změn ČNB na zajištění vlastního bydlení. První část je věnovaná teoretickému vymezení hypotéčního úvěru a jeho legislativní úpravě. Ve druhé části jsou zkoumána rizika hypotečního trhu a s tím související problematika makroobezřetnostní politiky, kterou ČNB jako hlavní regulátor provádí. V praktické části se práce zabývá analýzou faktorů, které měly vliv na vývoj objemu hypotečních úvěrů v posledních 7 letech. |

| Abstract: | The bachelor thesis deals with the development of the mortgage market in the Czech Republic. The aim of this thesis is to analyze the impact of legislative changes of the CNB on the acquiring of own housing. The first part is devoted to the theoretical definition of a mortgage loan and its legislative regulation. The second part examines the risks of the financial market and the related issues of macroprudential policy pursued by the CNB as the main regulator. The practical part deals with the analysis of factors that have influenced the development of the volume of mortgage loans in the last 7 years. |
