| Abstract: | Diplomová práce se zabývá investováním do nemovitostí za cílem posoudit aspekty možností přímých a nepřímých investic s důrazem na porovnání výnosnosti těchto způsobů investování na nemovitostním trhu. Teoretická část nejprve popisuje charakteristiku a strukturu finančního trhu jako základního rámce pro nemovitostní investice. Další její části se věnují analýze nemovitostního a hypotečního trhu obecné charakteristice pojmů týkajících se nemovitostí, daňových povinností investora a samotný popis přímého a nepřímého investování. Praktická část, se věnuje modelovým investicím do nemovitostí metodou přímou a nepřímou s následnou komparaci. Přímá investice představuje nákup investičních bytů v Praze a v Pardubicích. Nepřímá investice modeluje investování do nemovitostních podílových fondů. |

| Abstract: | This diploma thesis deals with investing in real estate in order to determine aspects of direct and indirect investment opportunities with an emphasis on comparing the profitability of these ways of investing in the real estate market. The theoretical part describes characteristics and structure of the financial market as a framework for real estate investment. Other parts of thesis are dealing with the analysis of real estate and mortgage market, general characteristics of terms related to real estate, tax obligations of the investor and the description of direct and indirect investment itself. The practical part deals with the model investments in real estate by direct and indirect methods and subsequent comparison. Direct investment simulates the purchase of investment apartments in Prague and in Pardubice. Indirect investment represents investing in real estate mutual funds. |
