| Abstract: | Bakalářská práce sleduje vývoj hypotečního trhu po finanční krizi 2008 v České republice a s ním úzce spjatý nemovitostní trh pro zavedení hypotečního trhu do souvislostí k porovnání se stavem za rok 2020, kdy je nejen hypoteční, ale celý finanční trh ovlivněn pandemickou krizí v České republice. V první části jsou zavedeny a vysvětleny důležité pojmy. Ve druhé části je analyzován hypoteční i nemovitostní trh v letech 2010-2019. Ve třetí částí jsou zhodnoceny výsledky za pandemický rok 2020. Cílem práce je určit významné faktory ovlivňující hypoteční a nemovitostní trh a dopady pandemického roku 2020 na hypoteční a nemovitostní trh a pokusit se určit budoucí vývoj. |

| Abstract: | The bachelor thesis focuses on the development of the mortgage market in the Czech Republic after the financial crisis in 2008. The thesis also analyses estate market, which is deeply connected to the mortgage market. Those two markets are put into a context to provide basis for analysing year 2020, which was influenced by ongoing pandemic crisis. Firstly, the important terms are introduced and explained. In the second part the mortgage market and the estate market in the period of 2010-2019 are analysed. The third part evaluates results of pandemic year 2020. The goal of this bachelor thesis is to determine, which factors influence the mortgage and estate markets the most and to evaluate the impact of pandemic year 2020 on mortgage and estate markets in the future. |
