| Abstract: | Diplomová práce se zabývá analýzou vývoje cen na trhu s nemovitostmi v Praze v letech 2008-2020. Teoretická část se zabývá vysvětlením problematiky faktorů ovlivňující trh nemovitostí, bytové politiky, realitní bubliny a také hospodářskými cykly. Praktická část je věnována vývoji jednotlivých faktorů, které ovlivňují ceny nemovitostí, regresní analýze vybraných faktorů a cen na trhu od roku 2008 do roku 2020 v Praze. V této části je také komparace situace na trhu na počátku krize v letech 2008 a na počátku nastupující krize v roce 2020. Praktická část je doplněna polostrukturovanými rozhovory s realitními makléři a ekonomy, díky kterým bylo možné zmapovat situaci. V závěru práce se objevují možné scénáře budoucího vývoje trhu s nemovitostmi na základě všech předešlých metod. |

| Abstract: | The diploma thesis deals with the analysis of the development of prices on the real estate market in Prague in the years 2008-2020. The theoretical part deals with the explanation of the issues influencing the real estate market, housing policy, real estate bubbles, and economic cycles. The practical part is dedicated to the development of individual factors that affect real estate prices, regression analysis of selected factors, and prices on the market from 2008 to 2020 in Prague. This part also compares the market situation at the beginning of the crisis in 2008 and at the beginning of the crisis in 2020. The practical part is supplemented by semi-structured interviews with brokers and the economists, thanks to which it is possible to explore the situation. At the end of the work, possible scenarios for the future development of the real estate market based on all previous methods are presented. |
