| Abstract: | Diplomová práce je zaměřena na problematiku vývoje hypotečních úvěrů na území České republiky s cílem analyzovat faktory působící na hypoteční trh a vytvořit model pro budoucí předpověď. Pozornost je věnována především časovým řadám vybraných makroekonomických veličin a jejích vztahu s objemem hypotečního trhů České republiky. Předmětem úvodní části je charakteristika hypotečních úvěrů včetně definice, popisu jejich druhů a vlivu ze strany centrální banky. Klíčová část obsahuje analýzu časových řad faktorů ovlivňujících objem poskytovaných hypoték. V závěru je pomocí vícenásobné lineární regrese vytvořen model pro predikci budoucího vývoje hypotečního trhu. |

| Abstract: | The diploma thesis is focused on the development of mortgage loans in the Czech Republic in order to analyze the factors affecting the mortgage market and create a model for future forecasting. Attention is paid mainly to time series of selected macroeconomic variables and their relationship with the volume of the mortgage markets in the Czech Republic. The subject of the introductory part is the characteristics of mortgage loans, including the definition, description of their types and the central bank’s influence on. The key part has the analysis of time series of factors, that influence on the volume of mortgages. In conclusion, using multiple linear regression, is created a model for predicting the future development of the mortgage market. |
