| Abstract: | Tato bakalářská práce se zabývá analýzou vývoje hypotečních úvěru v České republice. V teoretické části práce je definován pojem hypoteční úvěr a jsou popsány typy úvěrů, které jsou poskytovány bankami na vlastní bydlení. Rovněž je zde představena regulace trhu s hypotečními úvěry, podmínky pro poskytnutí úvěru a též jsou vysvětleny hlavní úrokové sazby, prostřednictvím nichž ČNB reguluje hypoteční trh. Analytická část práce se věnuje analýze vývoje hypotečního trhu v ČR od roku 2010 až 2020. Taktéž bylo provedeno porovnání úrokových měr a dostupnosti bydlení v různých evropských městech, během které bylo zjištěno, že Praha patří k těm nejdražším městům dle ceny bytů při přepočtu na průměrnou mzdu. |

| Abstract: | This bachelor thesis deals with the analysis of the development of mortgage loans in the Czech Republic. The theoretical part of the thesis defines the term mortgage loan and describes the types of mortgage loans that are provided by banks. It also describes the regulation of the mortgage loan market, the conditions for granting a mortgage loan and also explains the main interest rates through which the CNB regulates Czech mortgage market. The analytical part of the work is devoted to the analysis of the mortgage market in the Czech Republic from 2010 to 2020. A comparison of interest rates and affordability of housing in various European cities was also performed, during which it was found that Prague is one of the most expensive cities in terms of average earnings. |
