| Abstract: | Cílem diplomové práce je na základě analýzy rozhodovacího procesu přípravy rezidenčního developmentu sestavit logický rozhodovací rámec vhodný pro rozhodování o proveditelnosti připravovaných rezidenčních projektů. Teoretická část popisuje základní terminologii oblasti trhu s nemovitostmi a property developmentu. Metodická část zkoumá parametry definující rozhodovací rámec, jehož hlavními výstupy jsou studie proveditelnosti a due diligence. V praktické části je sestavený rozhodovací rámec využít ke zhodnocení reálného rezidenčního projektu pro výstavbu inženýrských sítí a dopravní infrastruktury k rezidenční zástavbě v Moravskoslezském kraji. Diskuse rozvíjí témata spojená s přípravou rezidenčního developmentu a na závěr dochází ke shrnutí metod a postupů, které potvrdili proveditelnost řešeného rezidenčního záměru. |

| Abstract: | The aim of the thesis is to build a logical decision-making framework suitable for decision-making on the feasibility of residential projects based on the analysis of the decision-making process of residential development. The theoretical part describes the basic terminology of the real estate market and property development. The methodological part examines the parameters defining the decision-making framework, the main outputs of which are feasibility studies and due diligence. The practical part uses the constructed decision framework to evaluate a real residential project for the construction of utilities and transport infrastructure for a residential development in the Moravian-Silesian Region. The discussion develops topics related to the preparation of residential development and concludes with a summary of the methods and procedures that confirmed the feasibility of the residential project addressed. |
