| Abstract: | Cílem této práce je vyčíslit dopady pandemie COVID-19 na hodnotu retailových nemovitostí, a to prostřednictvím modelování a diskontování očekávaných budoucích peněžních toků obchodního centra Westfield Chodov. První část práce se zabývá trhem komerčních nemovitostí obecně, oceňováním a metodou výnosové hodnoty. Následuje analýza trhu a popis vládních restrikcí a dostupných dotačních programů. Poté je charakterizována zkoumaná nemovitost a dochází k vyčíslení jejích diskontovaných peněžních toků, výstupní hodnoty a celkové hodnoty, včetně výše dopadů pandemie COVID-19 v absolutním i relativním vyjádření. |

| Abstract: | The aim of this thesis is to quantify the impacts of the COVID-19 pandemics on the value of retail properties through modelling and discounting of expected future cash flows of the Westfield Chodov shopping centre. The first part of the thesis focuses on the commercial real estate market in general, valuations and the yield method. Market analysis and description of the government restrictions and available subsidy programs follows. The examined property is then characterized and its discounted cash flows, exit value and total value are quantified, including the impacts of the COVID-19 pandemics in absolute and relative terms. |
