| Abstract: | Cílem této práce je zdokumentovat postup při práci s vlastními daty, připravení datového souboru na analýzu a následná aplikace metod pro vytvoření finálního lineárně regresního modelu pro predikci nájemné ceny bytové jednotky v Praze. Mimo jiné je zaměřena na identifikaci klíčových faktorů, které signifikantně nájemní cenu ovlivňují a vysvětlení, v čem toto ovlivnění ceny spočívá. Práce je pojata velmi prakticky a řeší reálné problémy v programu RStudio, které při analýze a zpracování dat mohou nastat a následné řešení těchto konfliktů. Zabývá se zejména počáteční deskriptivní statistikou dat a následnou přípravou datového souboru pro analýzy. Jednou z hlavních otázek bylo, zda poloha nemovitosti významně ovlivňuje cenu. Tato otázka byla prověřena pomocí jednofaktorové analýzy rozptylu. Následně bylo cílem vytvořit lineárně regresní model pro predikci nájemní ceny při zohlednění faktorů, které tuto částku mohou ovlivňovat. Hlavní přínos práce je především samotný regresní model, jehož výstupem je odhad ceny nájmu nemovitosti v závislosti na požadovaných parametrech. S tímto je uživatel možný odhadnout měsíční částku, která dostatečně výstižně reflektuje skutečnost v tomto roce. |

| Abstract: | The aim of this thesis is to investigate working with own data set, preparing the data set for further analysis and then an application of methods for creating the final linear regression model for predicting rent prices of apatments in Prague. Besides it is focused on identification crutial factors, which have a significant impact on the rent price and explaining the causal relationships between those factors and the rent price. The thesis is mostly practical and solves real problems that might occur during data analysis in RStudio programme. The thesis deals in particular with initial descriptive statistics and following preparation of the data set in order to pursue further data analysis. One of the main questions is, whether a location of an apartment has a significant impact on its rent price. This problem was solved with analysis of variance. The next aim was to create a prediction model using multiple linear regression. The main output of this thesis is especially the linear regression model itself, which could be used for predicting the rent price based on certain parameters. With the model a user is able to predict the rent pice, which concisely reflects reality in this year. |
