| Abstract: | Diplomová práce se věnuje analýze trhu pražských rezidenčních nemovitostí. Cílem je poskytnout čtenáři vhled do současných trendů na tomto trhu s ohledem mj. na koronavirovou krizi a ukázat dopady současných trendů na dostupnost bydlení a jejich vzájemné souvislosti. Následně je navrženo řešení zhoršující se dostupnosti vlastnického bydlení. Studie se zaměřuje primárně na Prahu s tím, že pro účely srovnávání se zabývá i jinými signifikantními městy v České republice či jinými hlavními evropskými městy. Prostřednictvím dotazníkového šetření jsou v praktické části zjišťovány preference u bydlení respondentů, které slouží k analýze poptávky po nájemním i vlastnickém bydlení. Na základě odpovědí respondentů, kterými jsou studenti nebo mladí profesionálové, jsou sestaveny preference u jednotlivých parametrů bydlení u mladých bonitních lidí, kteří tvoří valnou část poptávky po developerských projektech. Z těchto preferencí potom mohou vycházet developeři, investoři i fyzické či právnické osoby zainteresované v této problematice. Tato analýza je přínosná zejména pro investory, developery, dále potom pro fyzické či právnické osoby zainteresované v této problematice, kterým může pomoci s posouzením perspektivnosti jimi zamýšlených projektů. Práce demonstruje, že současné trendy na trhu bydlení jasně favorizují nájemní bydlení na úkor bydlení vlastnického. Zhoršující se dostupnost vlastnického bydlení je řešena pomocí výstavby PRS projektů, které odpovídají možnostem a preferencím respondentů dotazníkového šetření a jejichž výstavba je z důvodu nedostatečně zásobeného developerského trhu potřebná. |

| Abstract: | The diploma thesis deals with the analysis of the Prague residential real estate market. The aim is to provide the reader with an insight into current trends in this market regarding, among other things, the coronavirus crisis and to show the effects of current trends on housing affordability and their interrelationships. Subsequently, a solution to the deteriorating availability of owner-occupied housing is proposed. The study focuses primarily on Prague, but for comparison purposes it also deals with other significant cities in the Czech Republic or other major European cities. By means of a questionnaire survey, the preferences for housing of the respondents are ascertained in the practical part. These preferences are used to analyze the demand for rental and owner-occupied housing. Based on the answers of respondents, who are students or young professionals, preferences are compiled for individual parameters of housing for young creditworthy people, who form a major part of the demand for development projects. Developers, investors, individuals, and companies interested in this issue can then proceed from these preferences. This analysis is beneficial especially for investors, developers, as well as for individuals or companies interested in this issue to whom it can help to assess the perspective of their intended projects. The work demonstrates that current trends in the housing market clearly favor rental housing at the expense of owner-occupied housing. The deteriorating availability of owner-occupied housing is being addressed through the construction of PRS projects, which correspond to the possibilities and preferences of the respondents of the questionnaire survey and whose construction is necessary due to the insufficiently supplied development market. |
