| Abstract: | Tato bakalářská práce se zabývá analýzou srovnání efektivnosti pořízení a následného pronájmu nemovitostí na Mostecku a v Praze mezi lety 2015 až 2021. V teoretické části práce jsou popsány ekonomické školy vztahující se ke zvolenému tématu. Dále je popsána bytová politika včetně svých cílů a nástrojů, bytový trh a možnosti financování bydlení. Praktická část práce seznamuje čtenáře s analyzovanými regiony a následně se zabývá jejich analýzou s použitím indikátorů price-to-income, rent-to-income a price-to-rent. Komparací výsledků analýz je naplněn cíl práce, kterým bylo zhodnotit efektivnost pořízení a následného pronájmu nemovitostí na Mostecku a v Praze. Součástí cíle této bakalářské práce je testována hypotéza ve znění: ,,Na Mostecku je efektivnější pořízení a následný pronájem nemovitostí než v Praze.“ Tato stanovená hypotéza je na základě získaných dat z analýzy práce verifikována. |

| Abstract: | This bachelor thesis deals with the analysis of the comparison of the efficiency of acquisition and subsequent lease of real estate in Most region and in Prague between 2015 and 2021. The theoretical part of the thesis describes the economic schools related to the selected topic. Furthermore, the housing policy is described including its goals and tools, the housing market and housing financing options. The practical part of the thesis acquaints the reader with the analyzed regions and then deals with their analysis using price-to-income, rent-to-income and price-to-rent indicators. The comparison of the results of the analyzes fulfills the aim of the work, which was to evaluate the efficiency of the acquisition and subsequent lease of real estate in Most region and in Prague. Part of the goal of this bachelor thesis is tested hypothesis: “In Most region is more efficient acquisition and subsequent lease of real estate than in Prague.” This established hypothesis is verified on the basis of data obtained from the analysis of the work. |
