| Abstract: | Tato bakalářská práce má za cíl analýzu reálných dat o úvěrech klientů pocházejících z jedné z českých stavebních spořitelen. Ve svém úvodu definuje základní pojmy týkající se úvěrů poskytovaných stavební spořitelnou, včetně vysvětlení pojmů charakterizujících rizikovost smlouvy, jmenovitě DSTI, DTI a LTV. Vysvětluje použité metody popisné statistiky, analýzy závislosti a analýzy časových řad, které byly v práci použity. Dále se věnuje popisu dat a jejich vizualizaci pomocí grafů a tabulek. Velmi zajímavé zjištění je, že během posledních tří let výrazně narostly objemy čerpaných úvěrů, a to v průměru až o téměř 930 000 Kč mezi roky 2019 a 2021. Rovněž došlo ke zjištění, že mezi roky 2019 a 2021 poměrně výrazně rostlo průměrné zadlužení vyjádřené ukazateli DSTI a DTI. Dále zkoumá vliv různých sociodemografických údajů na parametry úvěru, a to konkrétně jeho výši, či ukazatele charakterizující rizikovost klienta. Muži čerpají v průměru o 25% vyšší úvěry než ženy. Nejvyšší úvěry rovněž čerpají osoby s vysokoškolským vzděláním. Práce analyzuje vývoj výše úvěru, měsíčního příjmu žadatele a počtu uzavřených smluv za jednotlivé měsíce v období od ledna 2019 do února 2022. Průměrné relativní přírůstky činí u vývoje příjmu 0,61%, v případě objemu úvěru 1,11% a u počtu smluv −2,15%. Z analýzy časových řad vyplývá podstatný pokles počtu uzavřených smluv i výše objemu úvěru na konci roku 2021. Tyto časové řady jsou ve druhé části jejich analýzy rovněž rozděleny podle pohlaví, vzdělání, typu úvěru a kraje bydliště žadatele. |

| Abstract: | The goal of this bachelor thesis is to analyze real data concerning loans relating to a building society in the Czech republic. In the introduction it defines the basic terms connected to the loans provided by a building society, including terms of the loan risk such as DSTI, DTI, and LTV. Furthermore, it explains the methods of descriptive statistics, dependence analysis, and time series analysis, with a particular focus on the methods used in the practical part. The practical part focuses on the data description and their visualization using tables and charts. Over the past three years, the average loan volumes have increased by nearly 930 000 CZK. Moreover, between the years 2019 and 2021, the average debt described by DSTI and DTI has increased significantly. It also analyzes the influence of various sociodemographic data on the parameters of the loan, specifically its volume, or its risk parameters. On average, men take on average 25% higher loans than women, and university graduates more than people with a lower educational attainment level. The final chapter analyzes the time development of the volume of the loan, the income of the client, and the number of new loan contracts each month over a period from January 2019 until February 2022. The average rate of increase for income is 0,61%, for loan volume 1,11%, and for the number of new contracts −2,15%. The results show a significant decline in the number of new contracts and in the average volume of the loans starting at the end of the year 2021. These time series are also decomposed based on sex, education, loan type, and the region of the residence of the client. |
