| Abstract: | Tématem bakalářské práce je problematika investičních fondů v podobě podílového fondu a akciové společnosti v ČR a jejich dělení. Primární cílem je analyzovat nemovitostní a smíšené fondy v souvislosti s podstatnými vlivy covid pandemie a invaze na Ukrajinu na českou ekonomiku. Sekundární cíl se zaměří na selekci jmenovaných fondů podle typologie investora. Nemovitostní fondy byly rozděleny nejen z pohledu drobného, ale i kvalifikovaného investora. Pro naplnění cíle byly použity dvě metody, jednak dvojdimenzionální metoda výkonnosti fondů, jednak komparace výsledných hodnot podle předcházející metody. Úvodní kapitola vysvětluje pojmy zákona, jehož pochopení je nezbytné pro danou problematiku. Další kapitola obsahuje podstatné vzorce a metodiku pro určení výkonnosti fondů dle kritérií z investičního trojúhelníku. Následná kapitola zahrnuje krize a jejich dopady na fondy v ČR. Závěrečná kapitola je částí praktickou, na jejímž základě dospěla autorka k zjištění, že krize prospívají nemovitostním fondům, neboť díky inflačním doložkám je zajištěn poměrně stabilní výnos. Opačná situace je u smíšených fondů. Tato bakalářská práce může být využita pro jakéhokoliv investora zajímajícího se o zmiňované fondy. |

| Abstract: | The subject matter of the bachelor thesis is the problematics of investment funds in the form of mutual fund and joint stock company in the Czech Republic and their division. The primary goal is to analyze real estate and mixed funds in relation to the significant effects of the covid pandemic and the invasion of Ukraine on the Czech economy. The secondary objective will focus on the selection of named funds according to the typology of the investor. The real estate funds were divided not only from the point of view of the small but also of the qualified investor. To fulfil the goal, two methods were used, on the one hand the two-dimensional method of fund performance, and on the other hand the comparison of the resulting values according to the previous method. The introductory chapter explains the terms of the law, the understanding of which is necessary for the given problematics. The next chapter contains essential formulas and methodology for determining the performance of funds according to criteria from the investment triangle. The subsequent chapter covers crises and their impact on funds in the Czech Republic. The final chapter is the practical part, on the basis of which the author came to the conclusion that crises benefit real estate funds, as a relatively stable return is ensured thanks to inflation clauses. The opposite is the case with mixed funds. This bachelor thesis can be used for any investor interested in the mentioned funds. |
