| Abstract: | Práce popisuje chování nemovitostního a nájemního trhu v kontextu ekonomické teorie a determinanty ovlivňující tyto trhy. Jsou analyzovány hlavní nabídkové, poptávkové ale i ostatní faktory mající vliv na cenu nemovitostí a nájmů. Na základě vybraných proměnných jsou analyzovány vztahy a možné důvody pro vývoj vybraných veličin pomocí různých ekonometrických modelů a testů. Práce tak obsahuje výčet faktorů působících často simultánně, jejich míru vlivu na aktuální trend cen nemovitostí a rovněž na analýzu dostupnosti bydlení během působení těchto jevů. Zejména je zde brán zřetel na reakci indexu cen nemovitostí a cen nájmů během pandemie nemoci covid-19 a následné energetické krize způsobené vypuknutím války na Ukrajině. |

| Abstract: | The thesis describes the real estate and rental market behavior, in context of economic theories and determinants affecting these markets. The main supply, demand and other determinants influencing the prices of real estate and rent are being analyzed here. Based on selected variables, relations and possible reasons for the development of selected variables are analyzed using various different econometric models and tests. The thesis thus includes a list of factors that often act simultaneously, their degree of influence on the current trend of real estate prices, as well as an analysis of the availability of housing during the influence of these phenomena. In particular, attention is paid to the reaction of the real estate price index and rental prices during the Covid-19 pandemic and the subsequent energy crisis caused by the outbreak of war in Ukraine. |
