| Abstract: | Tato bakalářská práce se zabývá analýzou hypotečních úvěrů a jejich trhu v České republice, jejich korelací s nemovitostním trhem a analýzou investice do nemovitosti s využitím hypotečního úvěru. První část práce je zaměřena na problematiku hypotečních úvěrů a analýzu hypotečního trhu. Druhá část práce se věnuje rozboru samotné investice do nemovitosti, jednotlivým nákladům a výnosům spojených s investicí. S tím souvisí i třetí a čtvrtá část práce, které jsou zaměřeny na vzorový příklad investice do nemovitosti, porovnání dvou variant přístupů k financování nemovitosti a následné vyhodnocení a komparace těchto přístupů. |

| Abstract: | This bachelor thesis deals with the analysis of mortgage loans and their market in the Czech Republic, their correlation with the real estate market and the analysis of investment in real estate using a mortgage loan. The first part of the thesis is focused on the issue of mortgage loans and the analysis of the mortgage market. The second part of the thesis is devoted to the analysis of the real estate investment itself, individual costs and returns associated with the investment. Third and fourth parts of the thesis focus on an example of real estate investment, a comparison of two different approaches to real estate financing and a subsequent evaluation and comparison of these approaches. |
