| Abstract: | Tato diplomová práce obsahuje analýzu determinant tvorby nabídkových cen bytů. Práce se zaměřuje na byty ve 35 okresních městech České republiky. Datový soubor je složen z 1 209 pozorování sesbíraných v průběhu prosince 2022 a ledna 2023. K analýze determinant nabídkových cen bytů je využita regresní analýza při využití teorie hedonické ceny. Nabídková cena bytu jako vysvětlovaná proměnná je ve výsledném modelu popsána pomocí 16 vysvětlujících proměnných (determinant). Jako významné determinanty nabídkových cen bytů byly ve výsledném modelu identifikovány: podlahová plocha bytu, průměrná mzda ve městě, index kvality života, dojezdová vzdálenost do metropole, registrovaná kriminalita na 1 000 obyvatel, počet obyvatel města. |

| Abstract: | This thesis contains an analysis of the determinants of formation of flat offer prices. The thesis focuses on flats in 35 district cities of the Czech Republic. The dataset is composed of 1,209 observations collected during December 2022 and January 2023. Regression analysis using hedonic price theory is used to analyse the determinants of flat offer prices. The flat offer price as an explanatory variable is described by 16 explanatory variables (determinants) in the final regression model. The following factors were identified as significant determinants of the flat offer prices in the final model: floor area of the flat, average wage in the city, quality of life index, commuting distance to the metropolis, registered crime per 1,000 inhabitants, and the number of inhabitants of the city. |
