Tato práce si klade za cíl řešit problém rozhodování při výběru ideální investiční nemovitosti k pronájmu. Zaměřuje se na koupi bytu ve vybrané lokalitě a konzultace s realitními kancelářemi poslouží k získání odborných poznatků zejména o riziko-vých faktorech. Výzkum je založen na několika faktorech. Tři základní faktory jsou: cena pronájmu za m2, počet pronajatých měsíců v roce a budoucí prodejní cena. Pro rozhodovací problém je použita simulační metoda Monte Carlo. Cílem určení nejlepší možnosti mezi nemovitostmi. Součástí řešení je i vyhodnocení jednotlivých riziko-vých faktorů na základě jejich citlivosti na změny optimalizačních kritérií. |

This work aims to solve the decision-making problem when choosing an ideal investment property for rent. It focuses on the purchase of an apartment in a selected location, and consultations with real estate agencies will serve to obtain professional knowledge, especially about risk factors. The research is based on several factors. The three basic factors are: the rental price per m2, the number of rented months in a year and the future selling price. The Monte Carlo simulation method is used for the decision problem. The goal is to determine the best option between properties. The solution also includes the evaluation of individual risk factors based on their sensitivity to changes in optimization criteria. |
