Abstract:
Real estate is an attractive alternative investment option for diversifying portfolios. However, recent global events such as the Covid-19 pandemic, the war in Ukraine, and the energy crisis have led to rising inflation and interest rates that may cause uncertainty or even a recession in the real estate market. This thesis utilizes weekly data collected from the countries’ real estate platforms to analyze the trends and factors affecting real estate prices in the United States, France, and the United Kingdom from June 26, 2022, to February 26, 2023. We discuss the chosen data collection method’s benefits and drawbacks and review alternative methods with their pros and cons. By using various data visualization and statistical techniques, we aim to understand the behavior of real estate appraisals and determine the features with the highest importance in explaining real estate appraisals during the chosen period. The thesis concludes by examining the research questions and aims of the work, leaving questions for future researchers to consider.
