| Abstract: | Diplomová práce analyzuje dostupnost bydlení v České republice, konkrétně se zaměřením na Prahu a Středočeský kraj v letech 2018 až 2022. Práce zkoumá vývoj kupních a nájemních cen ve sledovaných oblastech. Teoretická část práce se zaměřuje na nemovitostní trh, jeho formování prostřednictvím poptávky a nabídky a jeho vývojem v České republice v posledních několika letech. Jsou představeny formy bydlení, vládní opatření a způsoby financování nemovitostí. Dostupnost bydlení ovlivňuje řada faktorů, přičemž práce je zaměřena zejména na ty ekonomického charakteru. Vývoj těchto faktorů je analyzován na začátku empirické části práce a jejich vliv na dostupnost bydlení je zachycen pomocí korelačního koeficientu. Hlavním cílem diplomové práce je otestovat hypotézu, která spočívá v tvrzení, že ve sledovaném období bylo dostupnější nájemní bydlení oproti tomu vlastnickému, a to jak v Praze, tak ve Středočeském kraji. K zamítnutí této hypotézy přispěla zejména druhá polovina empirické části práce, která zkoumala tři modelové domácnosti a jejich dostupnost bydlení v letech 2020 a 2022 prostřednictvím několika indikátorů jako jsou míra zatížení, reziduální míra zatížení nebo počet čistých ročních příjmů domácnosti potřebných k financování vlastní nemovitosti. Vlastnické bydlení bylo ve zkoumaném časovém období dostupnější než to nájemní. |

| Abstract: | The thesis analyses the affordability of housing in the Czech Republic, specifically focusing on Prague and the Central Bohemian Region between 2018 and 2022. The thesis examines the development of purchase and rental prices in the monitored areas. The theoretical part of the thesis focuses on the real estate market, its formation through demand and supply and its development in the Czech Republic in the last few years. Forms of housing, government measures and methods of real estate financing are presented. The availability of housing is influenced by a number of factors, and the thesis focuses mainly on those of an economic nature. The development of these factors is analysed at the beginning of the empirical part of the thesis and their influence on housing affordability is captured by means of a correlation coefficient. The main objective of the thesis is to test the hypothesis that rental housing was more affordable than ownership housing in the period under study, both in Prague and in the Central Bohemia Region. The rejection of this hypothesis was mainly contributed by the second half of the empirical part of the thesis, which examined three model households and their housing affordability in 2020 and 2022 through several indicators such as the burden rate, the residual burden rate or the number of net annual household incomes needed to finance their own property. Owner-occupied housing was more affordable than rental housing over the time period examined. |
