| Abstract: | Předkládaná diplomová práce se zabývá komplexním oceněním nemovité věci. Dává si za cíl k určitému datu ocenit rodinný dům v Praze, a to jak administrativním, tak i tržním způsobem. Výsledné hodnoty jsou posléze zhodnoceny a porovnány. V závěrečné části práce je krátce zhodnocen realitní trh, přičemž je predikováno jeho další směřování. Práce je klasickým způsobem rozdělena na část teoretickou a část praktickou. V teoretické části jsou popsány vybrané použité termíny, oceňovací metody, ale i historie oceňování nemovitostí v České republice. V praktické části práce je nemovitá věc identifikována, popsána a následně je oceněna několika vybranými způsoby ocenění, přičemž v poslední části je následována stručným popisem realitního trhu s následnou predikcí vývoje. |

| Abstract: | This diploma thesis deals with the complex valuation of real property. Main goal is valuation of the family house at a certain date, in administratively and in market way. The resulting value is then evaluated and put into the context of the real estate market. Real estate market is also evaluated in the final part and its further direction is predicted. The thesis is divided into a theoretical and a practical part. The theoretical part describes terms, selected methods, but also the history of real estate valuation in the Czech Republic. In the practical part of the work, the real estate is identified and described, then property is valued using several selected valuation methods. |
